Why Having a Local Realtor Matters on Topsail Island

When you’re buying or selling a home on Topsail Island, does it really matter if your Realtor lives and works here—or if they’re simply licensed somewhere in North Carolina?

I believe it does. A lot.

North Carolina is a big state, a geographically diverse state, and having a real estate license means an agent can help you buy or sell property from the mountains to the coast. But Topsail Island is a very specific market. It has its own personality, challenges, opportunities, and little details that can make a big difference in a real estate transaction.

However, those little details aren’t found on a CMA or Google search. They’re learned by being here.

A local Realtor knows that two homes which look similar on paper can have very different values because of their location. They understand the differences between oceanfront, second-row, sound-side, and mainland properties. More than that, they understand how flood zones, the difference between COBRA and government-backed insurance, BUA considerations, if you want to extend your driveway or add a pool can affect that value. They can explain the implications of CAMA and the static line, and also how storm exposure, beach access, and rental potential can play a part in your choice of property.

These are the details that don’t always show up in a listing description or a quick online search, but they matter. A knowledgeable local agent can connect those dots and help you understand why two homes that look very similar can have two very different values.

And if you’re buying a vacation home or investment property, you need someone who understands more than just the purchase price. What’s the rental history? What do guests actually want? Are there restrictions on rentals? What does the property look like during the busy season—not just on a quiet Tuesday in February?

That’s local knowledge.

There’s also something to be said for having a Realtor who has relationships in the community. When you need an inspector, contractor, surveyor, insurance agent, lender, attorney, or someone to help solve an unexpected problem, knowing who to call matters.
